I get asked a lot why a local guy can offer the same 50-year warranty as the national companies. Truth is, we're using the same manufacturer materials they are. The warranty comes from the manufacturer, not from how big the company installing it is.

No sales pitch here, just straight answers to what most people want to know before they call.

How much does a new roof cost?

It really depends on your home, how big it is, the pitch and complexity of the roofline, and what material you choose. A standard architectural asphalt shingle roof usually lands somewhere between a few thousand dollars and ten thousand or more, while metal roofing typically runs about three times that. I'll never give you a number off a sales script. I come look at your roof, walk you through the options, and give you a price that matches what your home actually needs.

When should I replace my roof instead of repairing it?

If your roof is pushing 15 years or older and you're seeing curling shingles, granules collecting in the gutters, or any sagging, replacement is usually the smarter move long-term. But if it's a newer roof with a localized leak or some storm damage in one spot, a repair will probably do the job. I'll tell you which one you actually need, not which one costs more.

How long does a new roof actually last?

It comes down to the material:

- Asphalt shingles: 12 to 20 years

- Metal roofing: 30 to 70 years

- Slate or tile: 50+ years

Whatever you choose, it's backed by that same 50-year manufacturer warranty I mentioned above.

How long does installation take?

For most homes, a full tear-off and shingle roof installation takes about 1 to 2 days. Bigger or more complex roofs can run 3 to 4 days. Weather can shift that timeline, but I'll give you a realistic window upfront and keep you posted if anything changes.

What's the best roofing material for my home?

Asphalt shingles are the most common choice and the most budget-friendly. Metal roofing costs more upfront but holds up longer, resists fire well, and can help with energy efficiency. Slate and cedar are premium options if you want a specific look and don't mind paying for it. I'll walk you through what fits your budget and your home, not just what I'd rather sell.

What should I ask before hiring a roofing contractor?

Good questions to ask any roofer: Do they use their own crew or subcontractors? Can they show proof of general liability and workers' comp insurance? What does their workmanship warranty actually cover, and for how long?
